Honduras

My family and spent a great week on the small island of Roatan Honduras this month. We enjoyed the beautiful grounds and atmosphere of the Bay Island Beach Resort and dived till our hearts content. I usually post an area report of our trips for those of you who may be considering purchasing a vacation home. I do love to travel and have been to many places that would be considered desirable vacation home areas and I hope my experience can be found useful to my clients.

Shortly after our return, however, I heard that Honduras experienced a military coup. I did some research and had a difficult time finding reliable information on the situation. I emailed the owner of the resort for his insights and the following is his response.

 

 Hi Susan,

I’m glad you guys had a good time. We enjoyed having you. It was a good week.

The news organizations are not accurately reporting the situation in Honduras, instead using dramatic headlines announcing a military takeover.

They are saying there was a coup d’etat in which the military deposed President Mel Zelaya and took charge of the government, suggesting a military dictatorship. This is not so.

In fact, 100% of the Honduran National Congress and the Honduran Supreme Court declared that the President had violated, and was continuing to violate, the laws of the country. His own liberal party opposed him, the Congress opposed him, the military opposed him, and probably 80 – 90% of the population opposed him. The government and the military are in concert. They are not, and were not, adversaries.

Zelaya supposedly signed a letter of resignation, perhaps under duress, which was accepted by congress. He was removed from the country by the military, but the military did not, and has not, taken control of the country.

The Vice President had resigned last year because he is running for President, and under Honduran law, prohibits a candidate running for public office to also serve in a national office. So the next in the line of succession is the President of the National Congress, Roberto Micheletti, who was sworn in as Provisional President until the election in November.

This was not a coup like those of the past in Latin America ; it was essentially an impeachment process.

Some of the things that Zelaya wanted to do were blatantly illegal and unpopular. He was trying to change the provision of the constitution to allow him to run again, which is expressly prohibited and which provision may not be amended.

There is widespread joy by the Honduran people at his removal, who were becoming increasingly concerned over Zelaya’s socialist / communist leanings and his close alliances with Hugo Chavez of Venezuela , Evo Morales of Bolivia, and the Castros of Cuba and the other ALBA countries.       What is ALBA?

In an abundance of caution, the Tegucigalpa government imposed a 2 day night time curfew which expires tomorrow morning. There have been isolated protests in some of the major cities, mainly Tegucigalpa , where a few remaining supporters are burning tires in the streets.
We expect Hugo Chavez and the Presidents of the ALBA countries, at their meeting today in Managua , to rattle their sabers and make threats to restore Zelaya to power, but we do not think the Honduran people will permit that to happen.

The political situation is better now than it was last week. The only way it could get worse, in my opinion, is if the pressure of the world leaders get him restored to power!

On Roatan, it’s life as usual. Had we not been watching the news, we would have no indication that anything had happened. At Bay Islands Beach Resort, our guests are enjoying their vacations and diving, as usual. Airlines have been flying their regular schedules.

Bar Codes De-Coded

I’ve never really paid attention to barcodes before but I recently found out a bit of information that I found interesting. I thought I would share, or maybe I was just the last person to figure this out.

You can actually tell where a product is made by referring to the first 3 numbers in the barcode.  If you have a desire to purchase products made in the USA, look for a number starting with 0.

Below is a list of what the barcode will start with when made in that country. You can look for the ones you are interested in.

DEAF WIFE

ear-plainA man   feared his wife wasn’t hearing as well
as she used to and he thought she might need a hearing   aid. 

Not quite sure how to approach her, he called the
family doctor to discuss the problem. 

The Doctor told him there is a simple informal
test the husband could perform to give the  doctor a
better idea about her hearing loss. 

Here’s what you do,” said the Doctor,
“stand about 40 feet away from her, and in a
normal conversational speaking tone see if she hears you.  
If not, go to 30 feet, then 20 feet, and so on until   you get a response.” 

That evening, the wife is in the kitchen cooking
dinner, and he was in the den. He says to himself,
“I’m about 40 feet away, let’s see what
happens.”   Then in a normal tone he asks,

‘Honey,  what’s for dinner?” 

No response. 

So the husband moves closer to the kitchen, about
30 feet from his wife and repeats,

“Honey,   what’s for dinner?” 

Still no response. 

Next he moves into the dining room where he is
about 20 feet from his wife and asks,

“Honey,   what’s for dinner?” 

Again he gets no response. 

So, he walks up to the kitchen door, about 10
feet away..

“Honey, what’s for   dinner?”

Again there is no response.
So he walks right up behind her.

“Honey,   what’s for dinner?”
 
     
   ”JIMMY,   for the FIFTH time, CHICKEN!”

You have to admit it…this one is funny.

Interesting Letter

 recently sent this letter. I thought it was interesting enough to pass on.

Thank you for meeting with us to discuss the loan limit situation in Utah County during the National Association of REALTOR® conference in May.
 
As we mentioned and as the data below demonstrates, the housing market between the counties along the Wasatch Front is historically similar; the loan rates should also be similar. The Wasatch Front, as the area west of the mountains is called, runs north and south, not east and west like the Metropolitan Statistical Area (MSA) boundary. The map we left you is remarkable in demonstrating the fact that whether you’re analyzing population, economics, transportation needs, or housing, you would factor the Wasatch Front and the Wasatch Back as two separate markets.
 
The use of the MSA is not a wise boundary to establish loan limits because it reflects commuting patterns and is not good for housing price comparables. Therefore, we seek immediate relief from the negative unintended consequences from the use of the MSA boundary. The huge loan limit disparity between Utah and Salt Lake Counties is placing down-ward pressure on our market and neutralizing the simulative benefit intended by recent Congressional action.
 
Given that the Federal Housing Finance Authority has the administrative ability to adjust the loan limits, please adjust our limit to match that of Salt Lake County. We are prepared to demonstrate that without immediate relief, our market will continue to suffer. We have real-life gathered examples of lost deals and other negative impacts on our market. Our Congressional delegation is also prepared to provide whatever political support you might need.
 
I recognize the administrative challenges to making these adjustments. However, please consider the real-life challenges and negative market impacts that will continue if you fail to act.

Realistic Listing Price

house-shaking-money-out-of-buyer2I often have sellers call and talk to me about listing their homes. Normally, the first thing we do is walk through the house and discuss the features of the home before we talk about getting it sold.

When it comes time to talk about the listing price, the seller usually has an idea of what he/she would like to get for their home. Too often that price is based on misinformation and it is hard to have to break the news to them.

Most sellers understand what “market value” means once I explain it to them and show them recent comparables, but occasionally, there are sellers that refuse to believe me when I give them the disappointing facts. The definition of Market Value is “What a buyer is willing to pay.”  I use statistics from the Multiple Listing Service to find what similar homes have sold for in the area and most recently.

Some  of the ways sellers come up with a price on their own:

  • They take the price they paid, add in every dollar they spent to improve the home while they lived there and determine a fair profit which they add their cost.
  • They ask their neighbors who sold their homes what price they got and figure they can get the same amount. The problem is, neighbors often lie. The most common answer is “We got what we wanted” which leads others to believe they got their listing price when in fact they took much less but came close to their bottom line.
  • They determine how much they need to pay off their mortgage loan, credit card debt, down payment on the next home, closing costs, a new car, etc. I’ve literally had sellers tell me, “That is what we need,” as if they think they can pass their poor money management habits on to the next buyer. Buyers don’t want to rescue you, they want a good home at a fair price.

Realistic pricing is the way to get your home sold. I can help you determine what that is. If you are thinking of selling, I would be happy to help.

Congratulations

erin-in-big-hatMy oldest daughter, (by one minute) is graduating today from the University of Iowa Dental School. I will have the opportunity to be there to see her graduate. This is a huge accomplishment and I am so proud of her. I can look back now and see the turns in her life as this road unfolded. I think it started when she was in 5th grade. It has not been easy and she has worked very hard to get to this point in her life.

I am proud of all my children. Each one of them has worked very hard and has accomplished so much in their short years, but this is Erin’s day. She has earned it. Congrats Erin! Way to go!

From now on, we will have to call her Dr. Erin Jackson Sheffield.

NOOooooooooooo!!!

 

I just saw a list of tv shows that are being canceled after this year. I am so bummed! All the shows  I watch are on the list. I was wondering how I could possibly stand the wait until next season as all my shows are ending for the year.

Now, I am just depressed. What are they replacing my shows with? A new version of…maybe CSI Mayberry? How about another reality show? I am just going to have to find a new way to wind down after a long day because vegging out in front of the television is not going to work if I don’t care about what I’m watching.
